The Features

The objective of the project was to create striking, modern, low-maintenance family homes. The Details

The Features

This boutique block of 15 town homes is located on the corner of Queen & Stuart Street Concord West, conveniently located amongst neighbourhood shops, eateries and urban transport networks. Each boasting 3 bedrooms, garages with private walk-up to living area, quality finishes, courtyards and balconies and landscaping throughout the complex. 

The design seeks to reinvigorate the Concord West neighbourhood precinct by reimagining a contemporary terrace-built form for today’s urban and lifestyle requirements. The vision of the development was to instil a sense of community, a positive contribution to the precinct that is local and familiar yet modern and sleek through its choice of material palette and finishes. The floor plan is minimalist in design that promotes an open plan lifestyle, where kitchen, living, dining and outdoor spaces flow seamlessly.

The Challenge

With Sydney Train power lines existing at the front boundary, these particular high voltage power lines required our construction works to maintain a minimum 10 metre distance from these at all times. Any scaffolding and craning was to be maintained by the distance required. This forced the us to  all deliveries and craning work on the adjacent street which was the frontage to a very busy Primary School. This proved increasingly difficult – trying to manage partial road closures at many intervals through the project including major concrete pours. Good planning. pedestrian management and staging works all allowed us to  overcome this issue and complete the project only 15 months from demolition.

Tamarama Development

The Details

Summary:                    3 luxury townhouses, each with 3 bedrooms over 4 storeys, basement car, in-ground pool facilities.

The Features

The use of an unprecedented amount of off-form concrete throughout the building, including internals, combined with rhein zinc standing seam cladding and marine ply soffits sets this project apart from others in the area. Finishes and details were carefully considered to align with the high-end modernist vision for the three properties, including  polished concrete floors, stone cladding and precise timber work. The basement carpark features a turntable, while in-ground pool and high end finishes throughout the homes offer true beach-side luxury.

The Challenge

This site was particularly difficult to work on due to the small size of the block, common to the Eastern Suburbs. Added to the difficulty was a sloping rock site that needed to be excavated whilst a water table was present during excavation. This street is particularly busy with road traffic and pedestrians at all times enjoying the Bronte beach front, yet another element in need of careful planning and management over the course of the project.

The Cavendish

The Details

Summary:                  14 Three Bedroom townhouses, each with 2.5 car lock up garage, 2.5 bathrooms, European appliances, and balconies.

The Features

This high end boutique development of townhouses is located in the newly styled Concord West district. This development is close to shops, schools, local newly renovated pub and restaurants. The open plan living and internals of each townhouse provide ample light and space for many family types. The 2.5 car lockup garages directly beneath each dwelling boast a private stair directly into the living space and kitchen which consists of European appliances and stone benchtops amongst other luxury finishes. The basement garage is accessed by a private walkup to the living area.

The Challenge

Building each individual home proved a challenge due to the number of tradespeople associated with in each trade and having to set up scaffolds within the void for each dwelling. Scaffolds had to be assembled and dissembled numerous times in order to coordinate what needed to occur according to the construction program.

Brays Place – Award Winning Development

The Details

Summary:                  3 commercial tenancies, 14 two-bedroom luxury apartments and double level basement carpark.

Brays Place now stands on the site of the old Mortlake Service Centre at the intersection of Brays Road and Frederick Street, Concord. This SFN Constructions development combines three commercial tenancies and 14 two-bedroom apartments, thoughtfully placed around an internal communal piazza.

The Features

This is a boutique development with quality internal and external finishes. The green wall, green roof and secluded garden provide an oasis for residents. There are ample balconies for enjoying city or harbour views and the development enjoys discreet underground parking, plus public transport on the doorstep.

The Challenge

Before building could commence, SFN Constructions had to demolish the petrol station and mechanics shop, undertake ground works and excavate the two-level basement car park.

The Butterfly

The Features

The unique butterfly effect roof design heads the list of novel design features at this development, with open plan internal living spaces attached to private courtyards, with your traditional full brick and concrete construction throughout.  This distinct corner site, originally two dwellings, was transformed into a luxury boutique development, that continues the transformation of the locale. Underground, a double lockup garage for each tenancy is accessible via private walk from their living space.
